House Hunter...........

I was on FB the other day and my cousin (who takes gorgeous nature photographs) posted a picture of a house for sale by owner.  She said it was her nephew and they had a open house in Hanover where I want to live(my hometown).  So, I chatted with her and she told me to call her nephew (who is also related to me) and he sent me pictures of the house.  I'm having trouble with Windows 10 (again) and some files are zipped and it won't let me "unzip" them....ahhhh!!!!!  But I will show you what I have so far.  Tomorrow I will try and show you pictures of the upstairs and the front of the house.
 This is the view from the back yard and that farm was my cousins where I played as a child.  We had so much fun in that barn jumping off onto hay piles (lucky we didn't break our necks) and swinging from ropes.  Many close calls when I was little too!  We rode shetland ponies all over that farm and pretended we were cowgirls/boys and Dale Evans and Roy Rogers and more!  So, needless to say, to me the view is priceless.  On top of that, it is now a horse rescue farm and I love horses and so did my cousin.  I bought my first horse from him on that farm.
 The Apple River runs behind the house but has never flooded EVER that I know of.  We used to fish in it as kids.
 This is the kitchen......

 They replaced all the cabinets (dang it...I hate "new" stuff).....but I would get to at least pick my own appliances and none of that stainless steel that I detest.
 Thank goodness the original woodwork is there and gorgeous to me.  The floors need refinishing but that can come in time.
 There's new plumbing and wiring and a new roof and new siding.  This is the view from the kitchen...love all the windows!

 This is looking out the front in the living room...there's a front porch too.  All new windows also.

 Backyard is none too big.....and it actually looks like the house next door has a better view of the farm??? Hmmm...I'm seeing the lumber yard.
 This is the side of the house with the old cellar and evidently you can access it from outside and/or inside.

 What do you think? The price is good except things that were important to me are not getting their boxes ticked off.
So far the positives are:
1.  In town so I could walk to everything which would be great and healthy!
2.  In my price range for not having to sell the house I'm in right now
3.  Utility bills would be much cheaper as it is much smaller.
4.  Get to pick out appliances
5.  Important and expensive items all new (roof, windows, siding, furnace, bathrooms and kitchen, wiring and plumbing)
6.  Upstairs
7.  Original woodwork
8.  slanted ceilings upstairs
9.  clawfoot tub (I have always wanted!) upstairs

The negatives are:
1.  Small yard for girls
2.  No garage
3.  No established trees yet I want sun for gardening too
4.  Houses close next door and front view not terrific
5.  No fireplace or wood burner although I  could get one
6.  Floors need work
7.  Upstairs doors are new and not in keeping with the rest of the house
8.  Have to buy all appliances
9.  No driveway

This was so unusual that I even saw her post with the picture that I am thinking this is a "gift" to me as I have been praying about this for quite awhile now!  It's the logistics that were driving me crazy and that nothing is moving down here.  But when I had a hard time last week with the RA and having to drive 1 1/2 hours to the doctor when I could barely bend my joints....it was a wake up call that I need to get out of here.  I have no one to depend on except me here.  There's not a soul I would feel comfortable asking for help here nor would I get it.  So, I am thinking the good Lord has shown me an "opportunity" that although is not my "dream house" in the country is probably better suited for me at my age and in my condition.  There is so much going on in that town for a small town too.
They have a Senior Resource Center.  They have volunteers that help the elderly in town if they need things done.  You just sign up for it.  They have dinners and potlucks and parades and farmer's markets and the most wonderful people you could ever imagine.  Yep...I think it's time to head home!

  1. I hope it works out for you. It looks like a great place! It sounds like the expensive stuff is all done with the fun personality stuff yet to do but you could get it done. Not a big enough yard for your girls...that would be a big consideration for me...but they are getting older and you could give them great walks! :)

    1. That's what I was thinking. It is a great town to walk in too. There's a path along the river and a bridge and dam and then the cemetery is up the hill so I could visit all my dead relatives! LOL!

  2. You have to visit in person. You really need to "feel" the back and see if you can live with neighbors and such. The fact it has no driveway bothers me. Where do you park your car? You want off street parking. Maybe you could plant fast growing bushes or put up a nice fence that you could cover in vines for privacy, but you would need to see it in person to decide if you could live with it.

    1. I know I need to but unfortunately it is a 10-13 hour drive for me and I would have to take my dogs and leave the cats at home with a,million food and water bowls. I'll take one day at a time but for me with the RA to drive that far would be a real stressor. My children have offered to go look at it for me and tell me plus my son is a remodeler himself and they know what I like. We'll have to see as the weather is getting dicey up North too. But I know you're right. Maybe I'm jumping the gun so to speak. One day at a time I guess.

  3. It sounds wonderful but I also think you should visit in person. I'm with you on "new" cabinets and stainless steel appliances. How great it would be if this actually IS your new "old" home.

    1. I'll get the guidance I need eventually and if it doesn't happen then there is something else out there for me. I love the whole town so there are no "bad"neighborhoods. I am getting old....I don't care for all the slick new modern decorating. LOL!

  4. Sounds as if it may just be an answer to your prayers.
    I do hope that you go visit, look around, and get a feel for if it is right for you, or not.
    The town sounds nice, and having volunteers and a senior center sounds nice as well.
    Keep us posted, and I'll keep my fingers crossed for you!

    1. Yes, as I don't usually shovel! LOL! On the farm, the dogs always made a path for me and then I had 4 wheel drive in the garage! LOL!

  6. What a cutie inside! It does remind me of my house and the layout looks similar. Living, dining, kitchen on one side of the house and bedrooms, bath on the other side. Love those bookcases and beams! The kitchen doesn't look too bad. I would have loved wood floors in my kitchen! It is a little sad the original windows are there, but it will save you time not having to restore them. The back of the house looks a little wonky. Like a porch was enclosed or the kitchen added on? Can't wait to see the upstairs!
    I do agree with everyone, you need to see the house. Pictures are so deceptive. And you really need to see the basement/cellar, you can tell so much by looking at the plumbing and electrical. Maybe you can have your son go check it out and then if he thinks it will work, you could plan a trip.

    1. Yes, although new windows you can see the white vinyl (I'm sure it's not wood) on the inside. I would have much rather repaired the originals like you did. There was a shed and and attached porch they tore off in the back. I did get to see more pictures of the basement and it looks good, It does get a little water but there's a drain and no flooding. Mine here does that. My son could go see it. This is family and they are very honest people. I grew up in that little town so I know it pretty well. The cousin that restored this house his wife grew up in the house and he is an engineer so it is well done. Her parents lived there until they were in their 90's.

  7. This has great space and your ideal location. Nothing is perfect unless your bankroll is limitless. Go see the property in person. You will have a better feel of it all and will know whether you'll want it or not.

  8. I read this and then gave it some thought before I commented. I think you've thought of everything. It does look like the perfect house...the right size and a great location. You can always put up a carport and fence the yard. I think the small yard and close proximity to neighbors is the only down side. But if you can be happy with that, I think you should go for it. I know you will love being back in that town and close to people you know. It's such a cute house too. I'm happy for you my friend. Sweet hugs, Diane

  9. Oh Sam! I think it is lovely and has so many positives--the main one being you can get out of where you are sooner rather than waiting on sale of current house. I want to live in it! :) I hope this works out for you! What a special thing to be able to move back to your roots.

  10. You know,,, making a Pro/Con list is a great idea and will help you root through the things you will Have to do and Want to do... but as always, commit it to prayer,, and listen for Gods answer...
    I like the idea of being in a location that makes it easy for one to get around, especially when one has health issues or is advancing in years... but my heat loves being out in the country with neighbors a bit of a distance away... I will be a tough call,,, but I don't think you can go wrong with this sweet house... can you put up a carport? lower utility bills is a big plus... and I love the view of the church across the road.... even if it is not your church, it is lovely to look at,,, and keep in mind on Sundays the traffic will be a bit more busy until after service.
    Oh, decisions, decisions... but you will make the right one.

  11. I like older houses, too. Ours is over 100. But I think new cabinets and bath fixtures could be really nice. I lived for 20 years with old kitchen cabinets (still have them) getting sawdust in the lower drawers. Our son finally rebuilt the drawers and they are fabulous. They pull smoothly and no sawdust! There's something to be said for a little bit of new here and there. Good luck with it all. I saw the upstairs photos too. Looks charming.

  13. I think the house is fantastic with so many benefits, especially the location and the size - if it's right for you, and the beautiful original woodwork. You have pointed out some of the negative points and it really depends on how important they are to you, as to whether you should proceed with the purchase or not.

  14. Try your best to make your house always neat and clean. Because without the proper cleaning of your house you cannot expect to get the best cleaning. That's why I would like to suggest you visit cleaning service Ajax so that you can always get the proper cleaning.
